commercial construction loans, 100% of cost was normal. The spread
between cost and sale was developer's equity. But today, it is not and
the loan is based on loan-to-cost (@70% to 80%) not loan-to-value.
Short
term (conduit) loans leading to permanent loans, especially multifamily
acquisitions, were 100 BP over 10 year treasury. Now they are 180 to
